10 Things You Should Know About Shandrow Group

  1. We can provide full service leasing from unit renovation to financial management or services a la cart, depending upon your need. We typically charge a percentage of gross collected rents as a management fee with a small leasing bonus, depending upon property location and unit count.
  2. Security deposits are turned over to the owner on complexes of three units or more.
  3. Rent is due on the first of the month.  We issue a 3-day-pay-or quit notices around the 5th of each month.  Tenants are charged a $50 late fee if they are issued a 3-day notice.  Late fees are distributed to the owner, less a $25 administration fee.  If rent is not paid by the 15th, an eviction attorney will be hired to proceed with an unlawful detainer.  The owner will be responsible for all legal and court fees.
  4. Tenants are required to give a 30-day notice of intent to vacate.  We will notify the owner of the move out and complete the move-out inspection.
  5. Vendors are all independent contractors.  Our staff will coordinate all bids and repairs for emergencies, unit preparation, renovations and code violations and major repairs.  All repairs above $500 will be subject to owner approval.  Owner vendors can be used.
  6. Available properties are marketed aggressively on the internet for no charge to the owner.
  7. A field agent will visit and photograph the exterior of your property at least twice per calendar month.
  8. Each prospective tenant pays a $25 fee for a credit review and unlawful detainer check though TRW.
  9. Most apartments are rented on a month-to-month basis, while some homes and condos are subject to a one year minimum lease.
  10. Owner monthly statements and rental proceeds are distributed by the 5th the following month.
