		<description>HUD is pretty hard on non-owner occupied buyers.  Technically, you should have done all the inspections prior to going under contract; however, you should be able to get your money back if the time period for inspections is still in place.</description>

		<description>Mark - it has come to light that  the HUD home I have bought (as an investor - have not closed on it) has roofing and electrical issues that we don&#039;t believe HUD&#039;s appraiser indicated accurately.  The biggie: roof - 2 layers comp over 1 layer wood shake; but also, a bevy of breaker boxes; a sump pump running off an extension cord; and probably more). Do you think I stand a chance of getting my earnest money back if I point this out to HUD and ask real nice?  I am a big boy but $1000 is $1000. Thanks.</description>

We had an a/c company come and look at the units.  He said that while yes the heat was working, he was amazed that it was still working.  This same man had been to the property in 1998 to give an estimate on replacing the system and the owners decided against it.  There does not appear that there has been any preventive maintenance on either system.  On some sites I have read that there should be an estimated remaining life on these systems, but it will be hit/miss as to whether the system will work next week, much less two years, and we have no idea whether the ac even works.  What would FHA determine about this situation?</description>
